If you have been keeping up with my global travels, you’ll know I was fortunate enough to visit New Orleans last year, and completely fell in love with the city! One of the most popular destinations in the U.S for visitors, Louisiana’s New Orleans (not the state capital, by the way – that’s Baton Rouge), is a non-stop, vibrant city where there is always something going on, all day and all night. A revolving door of colorful characters, soulful tunes and a “live and let live” attitude.
Oh… and all the beignets. Oh yes.

New Orleans Airbnb Neighborhoods Guide
There are so many diverse areas in New Orleans, I thought a quick neighborhood guide to the major areas covered in my list of the best Airbnbs would help you a ton with your travel planning! My guide covers all the major central districts you’ll want to stay in to make the most of your trip to The Big Easy!
French Quarter
The heart of New Orleans, the lively French Quarter (“Vieux Carré”) is the place to party, listen to epic jazz, eat great local food and to immerse yourself in the unique culture of ‘Nawlins! This area also has some of the best Airbnbs in Louisiana.
What to do in the French Quarter: St Louis Cathedral, Jackson Square, Bourbon Street, Steamboat Natchez, The Old Ursuline Convent Museum, Mardi Gras, Mardi Gras Museum, The LaLaurie Mansion, New Orleans Pharmacy Museum, Mississippi River Walk, Cafe Du Monde, Voodoo Museum, The French Market – and so much more!
Uptown / Garden District
A leafy, immaculately manicured area with a diverse range of building styles, from small and simple homes to regal mansions. It’s a more relaxed New Orleans neighborhood to base yourself in than the French Quarter – but still super close by! And it’s one of the safest areas in NOLA for visitors.
What to do in the Garden District: Lafayette Cemetery, St. Charles Avenue Streetcar, Audubon Park, Audubon Zoo, Magazine Street, Garden District Book Shop, Commander’s Palace.
Warehouse District
A trendy area jam-packed with converted warehouses transformed into cool apartments, restaurants, cafes, boutique shops, museums and galleries. The meeting point of Old and New NOLA.
What to do in the Warehouse District: National WWII Museum, the Ogden Museum of Southern Art, First Saturday Julia Street art walk, New Orleans Film Festival, White Linen Nights, Mardi Gras, Fulton Street.
New Orleans CBD & Downtown
The financial and commercial centre of New Orleans that borders the eclectic French Quarter and stately Garden District. Many locals refer to the CBD as “Downtown” New Orleans. Home to many high-rise offices and upmarket apartment complexes, restaurants, shops and nightclubs.
What to do in New Orleans CBD: The Orpheum Theatre, the Saenger Theatre, New Orleans Arena, The Superdome, Harrah’s Casino, New Orleans Saints home games, Crescent City Blues & BBQ Fest, Mardi Gras, Sugar Bowl, Canal Street, St Charles Avenue.
Tremé
The birthplace of jazz, blues and soul, Tremé is arguably one of the most important neighborhoods in the United States. A fascinating glimpse into African American and Creole culture, both historical and present day. And the best food in The Big Easy can be found here!
What to do in Tremé: Congo Square, Armstrong Park, The Backstreet Cultural Museum, African American Museum, St Louis Cemetery #1, St Augustine Church, Tremé Gumbo Festival, Tremé Fall Fest.
Irish Channel
Full of traditional shotgun homes and cottages, the diverse Irish Channel is a cozy neighborhood with friendly locals and charming pubs. It is now one of the most sought-after areas in New Orleans.
What to do in the Irish Channel: St. Patrick’s Day Parade, Irish Channel St. Patrick’s Day Club block party, Molly’s Rise and Shine, NOLA Brewery & Taproom, Turkey and the Wolf, Tchoup Yard.
Bywater Historic District / Marigny
Colorful, trendy and bohemian, Bywater is all about enjoying the outdoors, hanging with artsy, hipster locals and shooting pool at the neighborhood dive bars. Fun and good times await.
What to do in Bywater: Crescent Park, Frenchmen Street, St Claude Street, Washington Square Park, Marigny Opera House, The New Orleans Arts Centre, Bywater Bakery.
Finally – you’ll see the term “shotgun house” mentioned quite a lot throughout this blog. Don’t worry – even I had to familiarize myself with what it meant – I’m from California after all. Basically, a shotgun house is a style of home that is super narrow and stretches back a fairway. There’s a ton of them in the South, as they were the most popular house style from the Civil War through to the start of the 20th century.
Now let’s get to this list!
Bywater Beauty Best Vacation Rental in New Orleans
Location: Bywater
Price: $200+ USD per night
This fully renovated one bedroom Victorian house is my pick for the best overall New Orleans Vacation Rental, and I bet it will be your favorite stay ever too! The home was featured in 2017 on “New Orleans Reno” – an HGTV production. The contemporary home has towering ceilings, a spacious living room, indoor fireplaces and air conditioning in almost every room, an adorable front porch and has retained much of its historical charm. It is located in the bohemian neighborhood of Bywater, where you’ll be surrounded by an endless variety of places to eat, drink, party, shop and stroll outside. It’s only a 10 minute drive to the French Quarter. Don’t miss out! Out of all the outstanding Airbnb New Orleans options, this has got to be my favorite!

Guest review: “This house was perfect. Very clean, cute decor, great location! The neighborhood is super cute. Fun restaurants and bars only steps away. We walked to the rusty metal bridge and park on the levee. We live in Baton Rouge and have spent a lot of time in Nola but never in Bywater. I would definitely recommend this area if you are looking to avoid the touristy hustle of the French quarter but still want to enjoy the city! A great local experience. I would love to live in this area if we were to move to Nola.”
This stunning two bedroom, two-bathroom condominium is located in the heart of the French Quarter, which is where I would definitely recommend for anyone’s first visit to NOLA. Steps away from Jackson Square, and walking distance to iconic landmarks, museums, and top-rated restaurants. Complete with flat screen TVs in each bedroom, complimentary toiletries, and a top-rated host – this an excellent choice for your get-away in the Big Easy.

Guest Review: “The place is as cute as the pictures! Once I booked the property the communication with the property manager was efficient as the response times was quick. They were helpful to questions I had and make me feel comfortable with staying at the unit. It is a gem- close to everything. It felt like I was home away from home and had everything we needed to have a great time. I definitely will book this place again when I come back”

Guest review: “We were so sad to leave this place. We stayed for a week and became quite attached to our little New Orleans studio. It was really close to the French Quarter, and close to shops/cafes etc. Krystal was so great with communication and very quick at responding. We had a visitor surprise us for a few nights and she was very helpful with supplying an air mattress so she could stay with us. We would stay in this place any time we were in New Orleans and recommend anyone do the same”

Guest review: “Cody’s place is absolutely amazing, from the entry to the stylish restroom. This place was just wow, they just thought about everything. Bottled water, sparkling water, coffee hot chocolate, umbrellas, bikes for us to use which we did and loved it! All I can say is thank you for sharing your beautiful place with us! If you get a chance, I would highly recommend staying here. We were able to park right in front of the house and we either took an Uber if we didn’t want to drive or we rode the bikes provided. Location is excellent, lots of things to do within walking distance or a short bike ride to city park or even a short drive to the French Quarter! We can’t wait for our next stay here, thank you both again! Cheers.”
